A full kitchen with a dishwasher lets you cook your favorite meal. At night, gather in the living room for a family game night or warm up around the outdoor fire.

This home lies just south of Buchanan Lake, with a vast swimming area and very little boat traffic behind the house. The city of Burnet is a 14-mile drive away, where you can attend the Burnet Bluebonnet Festival in the spring. Boat rentals are available at Inks Lake State Park, and the links at Legends Golf Course are just 15 miles away in nearby Kingsland. For hiking and sightseeing in the hills, visit Longhorn Cavern, State Park.

Family Vacation
Overall nice property. The outdoor space is perfect with the perfect spot to float/swim. The house could use a nice deep clean. The dishes appeared dirty and we cleaned before use (dishwasher looks pretty gross). The water has a very strong sulphur smell. It made the entire house smell the first night. Microwave did not work during our stay and there was no propane for the grill.

Run down and neglected
First of all, the proper manager was very communicative and the handyman was also able to take care of things that were broken. The property in person is not as representative of the pictures. It’s in a nice part of the river. Big lot with pretty trees. The terraces were definitely a selling point when I booked the property. Other reviews said it was older and not updated but clean. I can handle older as long as it’s clean. When we pulled up, the house was covered in spider webs and debris. The outside was a wreck with broken furniture, ripped and discolored cushions, goose droppings all around. The terrace which looked so nice in the pictures had debris and not set up at all. The lounges were broken, the umbrella was broken, the chimney was broken, the table was broken. There had been storms but this debris was piled up from neglect and had been there for quite a while. The whole exterior of the house is covered in spider webs and debris stuck in the webs. The windows were dirty. Inside didn’t get much better. The bar top was broken, blinds were broken, the ceiling fan blades were hanging down, the baseboards, cabinets and walls had dirt and grime all over them, the shower curtains had mold, the inside windows had bugs and webs in them, remotes had dead batteries, the tv/dvd combo the dvd player would not work, the other tv would not come on and the return air filter was filthy. The handyman did come fix several things but the condition was pure neglect.

Family vacation
Loved how family friendly this property is. I especially loved that there are gates to keep the kids away from the water if you are busy grilling or have to make a quick trip up the stairs to the house. The concrete platform at the very bottom is awesome to take your lawn chair and fish. LOTS OF FISH! The house can use a little TLC but for our short stay it was perfect. Had everything we needed to cook all our meals. The AC is WONDERFUL! The cable isn’t the best, only cartoon network was available for the kids but we had our kids outside most of the time so they didn’t really care to watch tv. I do suggest if you have littles to pack them a life vest. The dam opens in the evening and the water runs at a pretty high speed. We enjoyed our stay so much we are already planning our next trip to this house. The outside of the property is what we fell in love with! So much room for activities lol. Lastly, communication with the property manager is excellent! We had a minor hiccup on arrival but it was fixed fairly quickly. We also needed more propane to grill out and they brought it to us right away. They were really good at checking in on us to make sure we weren’t in need of anything else. If you want to relax, fish and cook out then book this house!

Water
River behind the house runs from 4pm to 10pm. The dam is opened and the water is moving at a rate that you can't swim in. Also there is no wifi. The water in the house has a bad smell to it.

Thank you so much for the opportunity to stay at your lake home for the Christmas Holiday. We thoroughly enjoyed the peace and quiet. Just what we needed to get away from the busy city life. We spent most of our time relaxing on the incredible patio and just taking in the view and the sight and sounds of the ducks and geese flying in. It was early to rise to watch the sun come up and drink our coffee on the patio. Our evenings were spent on the patio watching the sun set. Gorgeous. Our dog had a blast being able to run around freely in the fenced yard. Again, thank you.

Awesome weekend on the river!
Great place to stay. Clean, well stocked kitchen, bath towels and beach towels. Great washer and dryer and the water area is fantastic. Kayaks were an added pleasure. Dish TV and we have ATT and had WiFi and service most of the time. Water with rocks keeps down the fast watercraft and made it nice for this holiday weekend to be able to enjoy the kayaks and swim without getting run over. Will definately stay again!

Received info needed for check in day of , but attempts to contact property manager with questions earlier in the week were unsuccessful. Overall great place. Would return.

Better Properties for less
For the cost of this property you can definitely find a better place. If you have a dog then this is your place, otherwise keep looking. No WiFi in 2020! Don't plan to work or go to school with your change of scenery. Upon entry you notice a lot of broken old furniture. There is a film over the floor and surfaces, I assume from the lake, but the "deep" cleaning they provide should take care of it. The AC does blow hard and cold so that is a plus. As stated previously, the dishes and cookware are awful. They are gritty and there aren't many of them. Bring your own paper plates and cups. If you are coffee drinkers you'll need your own hot cups too (they only have 3), and you might want to bring some kitchen towels. I had a hard time finding cookware, pots, pans and bowls. The grill is nice and clean and has a full tank but the starter is broken and there isn't a lighter. The outside furniture is rusted and old as well. Some of it is broken so be careful. They do provide 4 beach towels. Be advised, if you are "older" or have very small children, the rocks in the lake can be tricky. Not the fault of the owners.

Perfect spot
Perfect for a weekend getaway! Right in front of the water. House had everything we needed from dishes to washer and dryer to kayaks and floats for the water. The ONLY downside was that there was No WiFi!!! Granted we did not go to be on our phones but It would have been nice to have it available and our phones had really poor service in that location. Over all we really enjoyed our stay and would definitely stay there again.

2 star house at a 5 star location on the river
The photo of the tree and rope swing should be removed as there is no tree, just a stump. When we arrived, the cleaning lady wasn't done so we waited in the heat for nearly 45 minutes and then she asked us to fix the leaky bathroom sink. You could tell she did a very quick clean while we waited as it was not very clean. A broom would have been handy to sweep up the dirt we brought in from the steps to the river. The vent in the master bedroom made noise every time the air conditioner kicked on so we had to adjust it each night before bed. The water was very hard. There was a softener, but no salt for it. There was a thick film on anything you washed, including yourself. Be sure to take your own water for drinking. (Another review mentioned this and it was very helpful.) We killed two giant roaches during our stay, one in my daughter's bed. A little TLC and this could be a great property. The location on the river is amazing! The giant boulders and rocks in the water were so cool! We took our own paddle boards and used the kayaks on site to explore the area daily. The water was very clear. My boys enjoyed fishing right from the concrete dock. I would definitely recommend this area, just not this property.

Great location; good for dogs; furnishings could be better
This is a great location near the buchanan dam and away from open water, meaning your kids and dogs can swim and paddle board safely. Nice fenced in yard allows you to put the dogs in the yard and go out on the river without fear of them following you. The house would be more correctly characterized as a cabin. With a few improvements it could be amazing. Missing some basic items like trash cans in the bathrooms, beach towels and bath mat. Dishes are very cheap and all seemed to have a film on them. Not sure if that was because the dishwasher needed service (was backing up into sink) or because of the hard water. The water tastes terrible so you should bring bottled water. Chimeneas are advertised, but there is no firewood. Downstairs fridge and bathroom were both very dirty. Deck needed to be cleaned so we used the blower and cleaned it. This is my biggest complaint, as it literally only takes 10 minutes but if it's not done regularly dirt builds up on the steps and then becomes mud. This creates a slip and fall danger. I recently had knee surgery so this was a big concern for my family. In addition, the back is not well-lighted. Wiith the steps leading from the dock to the house, it can be scary at night. We bought some tiki torches from the dollar store to help provide more light. Bring a flash light or lanterns! Overall, we had a great time, but I felt like I need to bring or purchase my whole house/kitchen to make it workable. For the price I paid, I expected more of a turn key experience. I'd also add that for weeks prior to my stay I tried to get in touch with property management to see about extending my stay, but each time I called had hold times of over 2 hours. We had to call the property management company to come out and help with the grill while there, and they came out fairly quickly. Definitely still worth going as the location and outdoor area are great, but just be prepared to bring lots of supplies. If you have a jet ski or small boat, you could bring it and launch it nearby and then park at the dock.

A simple little getaway. Nice spot on the water. If you are kayaking make sure to head upstream because the water can start moving suddenly as it sits near the dam.

Loved the huge yard and patios
Only thing about this listing is that the 3rd bath is below the house. I wound up using it to shower and it was not bad at all. I just thought the bedrooms and baths were attached. Overall this was a very very comfortable and pleasant stay. I would def go again.
