The house was laid out nicely with plenty of room for everyone (6). Each bedroom except one had its own private bath. The home is two blocks from King St. which is convenient if you like the night life. We did have a few run ins with homeless. We rented the downstairs suite, which I do not recommend. The floors have no sound insulation so you hear everything from the above suite, from footsteps to conversations. The floors are wood which seemed to amplify all sound. We had four different guests stay above us during the week. The second guests had children and a dog which were constantly running around. I politely approached them and asked them to be considerate which only lasted the rest of the evening. The next night it was much the same with the addition of music till after 3 am in the morning, when the property management company intervened. We also had issues with the air conditioning units in the back two bedrooms. All bedrooms had individual A/C units built into the walls. The two units in the back bedrooms leaked water, which cause water to drip not only down the walls but in the one bedroom onto the bed. The units had been doing this for some time as the paint was bubbling and peeling down the areas affected. The baseboards were also wet, beginning to deteriorate and had mold beginning to appear. An HVAC company showed up on three different occasions and did their best to combat the issue temporarily until reinstalled properly, which would be after our stay. We ended up turning off the units to keep the units from further damaging the walls. This house would be better suited if a large family rented the entire place, suite A below & B above. The noise factor could then be controlled. The only other resolution is to put sound dampening insulation in the floors as well as carpet the rooms above. The management company was responsive, but they were only able to "Band-Aid" the issues . As I mentioned in the beginning the house was layed out very nicely but both the noise and A/C issues need to be addressed before the units should be considered rentable. We did request with the management company if it was possible to move us to another location if available after the 2nd night, but were told we would have to pay the entire cost for the new booking with no refund on the current one. When you pay close to 6 grand for accommodations during a weeks vacation you should expect them to be near flawless.
