Location is great; we walked in to the city centre in 30 mins and there are lots of restaurants, coffee shops, etc on the way. You can easily hop on the bus right outside for a small fare. If there is no space available on the driveway then there are many residential streets just over the road where you can find parking.
The bed was comfortable and the bathroom was clean which is all we needed.
The price you pay for a convenient location is being on a very busy noisy main road which may bother you if you’re a light sleeper. The place could do with some updating but it’s perfectly fine for a place to rest during a city break. Would stay again.

It was a good place to stay, but the window wasn't at all keeping the cold outside. With the heater at is max it was still cold in the room.
Otherwise it's well situated, bus stop at 1mn, 30mn from the city center by foots. Relatively calm at night. The place look old and would need a bit of work.
It was perfect. Big room with lots of nice little touches. Bed and bedding were comfortable. Bus right across the street. 20 minute walk to the university. I would definately book again. Highly recommended.
While the hotel is situated close to the centre of Edinburgh this is where the positives begin and end.
We booked a standard room anticipating an en-suite only to discover we had the only room whose bathroom was situated on the landing (and included a complimentary pubic hair courtesy of another guest no doubt), leaving us dashing from the shower - wearing only a towel - to the room.
There being no staff on hand to speak to, we were unable to change room and were left feeling rather disappointed.
In my opinion, there were two drawbacks to this property. First, there is no one on the property to answer questions or offer advice. Not even a phone number. They don't offer breakfast and we did not see any place in the area to get breakfast. And there was no one who could advise us which direction to go to get food. Second, our room was on the top floor (three levels up) and there is no elevator. We are in our late 70s and dragging luggage for 30 days. Not their problem, but it would have been helpful to know before arriving.
On the positive side, the room was clean, spacious and felt very safe. There is a City bus stop directly across the street from the hotel. We had dinner at an Indian restaurant near the hotel. It was excellent!
We liked the recommendation of the Wee Cafe for breakfast and some of the other eating places in the area. The facility was great, large room, veery quiet, good location for everything. Thank you
