I loved SO much about this stay. The Family Suite was exquisite, so beautiful and the VIEW! My check in and check out staff were wonderful. The only reasons I gave staff and service 3 stars were: the breakfast staff was very inexperienced - the wait to order was 15 minutes - to even talk to a server I had to get up and flag them down after waiting without acknowledgement all that time, then the wait for food was another 15 minutes. When you're up against a check out time, that's a lot of wait time! Also, parking is quite hard, especially if you're not European. You have to have a European phone number to pay to park in the (only 7) non-resident spots that are available in the immediate area. I finally was able to call internationally to pay for a parking spot - which was quite expensive and a total hassle. If the check in staff person (who was alone and in demand) had told me how hard it would be to park I might have looked for other options.

The B+B Endinbrugh is a lovely place to stay when in Endinbrugh. Staff are extremely helpful and polite. Well happily help out with any question or inquiry. The room we stayed in was on the 2nd floor (Room 1) and is very spacious and great for travelling with a family and also has fantastic views. Breakfast is also great. With a wide range of continental food, from fresh fruit, pastries, cold meats cerals and toast. Also included was a cooked breakfast meal. (Recommend the full breakfast or eggs benedict) Great walkability access for a stroll to view the area. Also the reception has an auto order taxi sevice, which is only a 7 minute ride to Edinbrugh Castle.

We will definitely stay at B&B again if we are visiting Edinburgh. The area was quiet and pleasant, an easy 0.5 mile walk from Haymarket (bus and train link) and about a mile walk into the City. Lovely neighbourhood, close to the Water of Leith Walkway. Good sized room and bathroom, comfy bed, plugs and mirrors where you need them and an excellent breakfast choice included to start the day!

The B B was a little far from restaurants but it wasn't horrible. The atmosphere was amazing. It felt like we were in a castle. The B B was clean, I would definitely come back.

Absolutely loved staying here! The staff were helpful and friendly, the room was very nicely appointed and the bed was so comfortable. They offer both a warm cooked breakfast as well as a lighter continental breakfast. Both were delicious! It was an easy 12 min walk to Edinburgh Castle and right behind the inn was lovely Dean Village - also a must see. I would definitely recommend this place!

Gorgeous view overlooking Dean Village from the 4th floor. Rooms are small but nothing unexpected for Europe. Walkable to some popular areas or bus lines that go any where you’d need to.

Property was a good location and worked for our needs. only 2 comments for feedback - both in the bathroom. Improvement in ventilation would be needed. The door would absorb some of the moisture and become very squeaky when attempting to close it. Additionally lack of shelf space, there was only one floating shelf above the sink to place all of our toiletries and no extra hooks or racks to hang towels.

OK but not a 4 star hotel
To be clear, our stay at B+B Edinburgh was adequate. It is in a nice part of town. The breakfasts were good, the staff was responsive, and there are a couple of beautiful common rooms to admire in this quirky hotel. But our stay was expensive (about $270/night in July) but just not a 4 star experience (the hotel is advertised as 4 stars). For example, our room had only two dim lights on the wall and just wasn't bright enough. The two "comfy" chairs in the large but weirdly sparse room seemed like second-hand furniture. There were window shades but no curtains. The (ancient) windows themselves were sticking and therefore difficult to open and close. The bathroom didn't have a towel bar or hooks to hang towels. There was no decoration in the room. No fridge, no ironing board or iron. You get the idea: all very basic. Perfectly adequate but not a 4 star experience.
