The location and layout cozy and warm. The odor of the water and bathroom like sulfer.Coffee seemed old pot did not work right.Could not get hot water for a shower either.
It wasnt exactly what I expected, looked better in the pictures.There was an awful rotten egg smell coming from the bathroom, I think it was the water or something else. The bed also was very noisy, just getting in and out of the bed or switcing positions.
We loved our studio â it was cozy, charming, and fit our needs perfectly. Frank went above and beyond to make us feel comfortable, and his hospitality really stood out. Everything was spotless and well-kept, and we had everything we needed for a relaxing stay. The location was convenient, the space felt welcoming, and little touches made it even more enjoyable. We would definitely stay here again and highly recommend it to anyone looking for a comfortable and stress-free getaway!
Place is exactly how it looks! Great location between New Paltz, Kingston, Woodstock. We unfortunately had inconsiderate neighbors that forced us leave early, but Frank was incredibly gracious and made it up to us. Would stay again.
I had a great stay here, itâs just as listed; simple but has everything that I needed, check in was easy, communication was good, and bed was comfortable!
Place wasnât what we expected. Very rundown. No heat or hot water. The water and coffee promised was nonexistent. No tv instructions. Couldnât get it to work. Called the owner 2X no response. Bed was very comfortable.
Great communication with host. Stayed one night for event at Arrowood Farms (only 10 minutes away). Clean , nicely decorated studio with plenty of light. Lovely yard. Close to all local attractions and dining. Large shower. Great towels and toiletries.TV and A/C worked well. Appreciated the drinking water.Really cozy studio. Has frig, microwave and coffee maker.(also iron and hair dryer). A fabulous stay, although water pressure was a little low, but certainly not a deal breaker. Had people staying in upstairs but we did not hear them. There were also people renting the house on the property but there was plenty of parking. Comfortable stay in great location.
This property is in terrible condition. The couch is full of rips and tears, the caning on one of the chairs is entiry ripped so it is unusable, no water pressure in the shower, theshower doir sticks in its track, there is an odd odor in the place, and the paint is bubbling off the walls in the bathroom. Communication with the landlord was terrible. We had to call Verbo to intervene when we got no check instructions and despite two phone calls the landlord never got back to us when we had questions about early check-in.
The place was dirty, we had to remove the quilt from the bed as it was disgusting. I caught a cockroach in the bathroom. The shower was dirty and we ran out of hot water after one shower. The coffee pot malfunctioned. The mattress nearly killed us. The toilet seat was not secure. The upstairs quest had loud barking dogs who woke us in the middle of the night. There was no place hang clothing. Overall Iâd like to have the $100 cleaning fee removed. The owner surely will not argue with me. I can be reached at 781-697-4157. Elizabeth

I picked this spot based on its good ratings, charm & location. We have used VRBO many times & have had good, if not great experiences. Our host was very good with communication prior to & the day we arrived-we found we had no utensils, cups or plates. They were dropped off quickly. We had some issues with the room- there was a broken chair, the toilet wasn't working properly & the seat was broken, the TV was stuck in demo mode & the remote had dead batteries, so we couldn't control the sound. Another thing, the above tenants had a dog that barked for over 2 hours when they went out. He did it the next night too. We decided to deal with it & message our host the next day. In the morning, we went to make coffee & found the previous tenant had left a dirty filter & pot & there were no filters to use. I messaged the host about what I listed here & never got a response. I was tempted to pack up & leave, not stay the second night, but we did-it was paid for. For the money spent, the place should have been in good shape & basic things like utensils/cups/coffee filters should have been there as advertised. I was disappointed that the couch & rug were as beat/torn up as they were-the photographs weren't accurate. & I'm a pet owner & appreciate places that welcome them. However, if your dog has anxiety when you leave & howls & barks incessantly, other arrangements should be made. Invest in real flatware & dishes- you said you're "eco-friendly". Make sure things work. Spruce things up.
This is a one room converted barn in a rural setting. Itâs comfortable and warm enough but could use some updates. The main problem we encountered was a foul smell in the bathroom. Not sure if this is an ongoing problem or if it was a one time thing which has been addressed.
