We had a great time and would consider coming back.
Our contact agent was accommodating, thorough, and responsive. The property was clean, warm, and pretty modernized (for a Pocono location). The large table in the sunroom was great for 12 person meals. There was plenty of comfortable parking, good beds, sofas, and indoor fireplaces (both wood and faux). We used the propane grill to do a cookout. We also enjoyed the arcade machines and appreciated the smart TVs for airdropping.
A few things other renters might consider that could not work for you:
The house is definitely not right on the water. There's not much of a view and you are very much in the middle of a (wooded) housing development surrounded by other homes.
Kayaks: Because the house is not on the water, make sure you have a plan if you want to utilize the 2 single kayaks and the 17 ft canoe. We luckily had a large camper van but without a racked SUV or truck it would be difficult to get them to the water down the road. The canoe was too large for us to transport. The kayaks are singles (1 person) so not great for families looking to get smaller kids out. Also did not have life vests. We luckily brought our own. Make sure you mention you plan to use them beforehand, so they are accessible. We had to ask (which worked out fine due to the agent's responsiveness) but I could see others being upset by the confusion and delay. Kayaks and other boats are available to rent for $20 somewhere in the complex.
Pool table/ ping pong/darts: Be aware that the ping pong table is on top of the pool table. This means you cannot play both at the same time. More impactful is that the ping pong table is placed on pool table so it affects the bounce of the ball. We didn't mind because we were not there a long time and mostly were just playing around but if you intended to have a serious game, you'd be frustrated. We never moved it to play pool either. The darts were all very bent and similarly, if you intended for a serious game, you'd be frustrated.
I would not say the house is "spacious." Yes, there are lots of comfortable bedrooms, outdoor space, a nice sunroom, and a large deck, but if you have a full group, the living room and kitchen get a little tight with the large furniture. We were fine but it could see a less flexible, less familiar, or older group having issue.
We did not use the public amenities or outside fireplace/deck/cornhole/putting green.
Overall a good place for our gathering.
