Welcome to the Burkeshire Manor! Enjoy the breeze of fresh air of the countryside from the shaded patio while enjoying a barbecue with friends and family. The home has a relaxing view of the backyard and is located in a quiet neighborhood but still close to all the great shops, restaurants, and beaches.

The warmth and texture of hardwood floors throughout the home complement the cozy sunroom extension - the perfect pair for your morning cup of coffee. The home is built in a spacious land with lots of outdoor space that offers exclusivity and a calming ambiance. The 4-bedroom home can comfortably accommodate up to 10 guests with a large master bedroom on the first floor and more rooms on the second floor.

Our favorite part of the house - the entertainment room in the basement. After dinner, head downstairs to play cards poker ping pong or watch movies. Then, at the end of your day, climb into any one of our memory foam mattress-topped beds for a peaceful and comfortable night's sleep.

The patio area is equipped with outdoor furniture, an umbrella, and a BBQ grill, making it ideal for celebrating small victories or enjoying homemade burgers!

The home is equipped with security cameras located on the exterior of the property which includes entrance and exits. There are NO cameras inside the home. There are smoke alarms, fire extinguishers, and a first aid kit.

The home comes with a washer, dryer, free high-speed WiFi, an AC & heating, hairdryer, and Smart TVs for your streaming apps (No Cable TV & use your own account for streaming apps).

• HOUSE RULES •
PETS: This property is not pet-friendly. Unauthorized bringing of pets will have a penalty of $300 which will go towards a deep cleaning of the property.

CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10AM. Please check the availability of early check-in prior to booking.

CHECK-OUT: Check-out time is before 11AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.

SMOKING: We do not allow smoking inside the property or outdoor spaces including the balcony and terrace. There is a smoking fine of $300 if there is evidence of smoking inside the property.

NOISE: Please observe quiet hours after 10PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.

DAMAGES & LOSS: I would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss in the property which will be deducted from your security deposit. Please advise me of any damage or loss immediately upon discovery.

UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.

• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Excessive damage to the property will have a liability of up to $5000.

Guests are responsible for covering the cost to replace lost keys, key cards, fobs, or parking passes. There will be a $200 charge for lost keys. Lock replacement is mandatory for the safety of future guests.

• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.

My family and I had a great time during the week of the 4th. The space was perfect for the size of our party, giving everyone the proper space. The adult and child amenities were great, including the deck and backyard. The location was also great. We would definitely rebook in the future.

Quiet OB Neighborhood with Just Enough Everything
Last minute bookings to the Vineyard for August can be difficult, but we lucked across this house that had everything we wanted and was in the center of it all. If you have a chance to check it out, it won't be disappointing.

Pretty good stay,
We enjoyed the house and the location. But there were a few things that bugged us, like propane tank on grill was empty, back porch light out, we never figured out the front door lock (seems broken), asked us to start laundry but there was no detergent, no spare toilet paper …and we kind of expected these things for $700+ per night. Also we expected adult size ping pong table, but it’s a mini one. Two things that would have been nice are screens in all the windows and a welcome/instructions/local info sheet available in the house. Overall a decent place.
