A beautiful place to stay and it was very quiet. The inside of the property had no toiletries, dishes were dirty but put up, tubs was dirty, very dusty lights, cobwebs on ceiling fan, no trash bags, no dish detergent, dirty towels in closets

Palm resort
The property was not in the condition of the pictures online. The kitchen cabinet door fell off, the fridge shelf was broken. There were stains on all the bedsheets and hair on the floor. The cutlery, plates and cooking pans required a wash to use as they were dirty. The hot water didn't work one evening. Evolve was quick to try to resolve by providing the cleaning fee as a credit but that didn't solve the issues. When I tried VRBO and asked to speak to a supervisor they declined and said the issue was between evolve and myself. Really truly disappointed. We also spent over 2 hours (4 adults) to clean the place when we arrived. The property manager came by on our last full day and told me we were lying that he tried to get in touch with us but I never received any call or email.

EXCELLENT STAY
The property was very clean and the beds were so comfortable, the resort like pool was excellent. Community is very nice and I felt safe with security. Neighborhood was nice and quiet and friendly neighbors. Communication with property management was easy and they were always very helpful. Would definitely stay again

Good because it was unclean
I know I’m leaving this review on the day I checked out and some of these issues could have been resolved if I mentioned them sooner. But we got here and just got in go mode for our vacation. The location was great and the resort was nice. Our lodging however was unclean when we arrived. Beds were made and whatnot; however, the floors were dusty. Under the entry way door mat it was filled with dirt. Dirt was in corners and an eyelash was left in the master bathroom. Also, the house had no extra toilet paper in it nor a sponge for cleaning dishes. Lastly, some of the cord-hiders were coming off the walls and it’s just not a good look for what we paid. The owners should spend a bit of time fixing these issue if they want to keep charging at this price. I have pictures to back up what I am sharing. So yes, it’s easy to complain. There were nice things though like the beds. Very comfy and themed well. All the appliances worked and the WiFi was great too.

The location was fantastic! Many restaurants around the area. Lazy River was wonderful to relax in! The stay there was perfect for our family because of the spacious room we had versus a hotel. The rooms were all nicely decorated and up to date. The only problem we had was the first day when the AC was down so we had to stay the first night with no AC! After the repair it was awesome!! Will definitely be back again!

We had a great stay at this VRBO!! Condo was exactly as shown in pictures. We had lots of space and were close to all the parks. Pool was great but super busy at times. Check in was easy and resort staff were friendly and helpful. A nice spot I’d recommend to other families. Thanks for the stay!

Good weekend
Check in process was easy. When we arrived the bed in the upstairs bedroom wasn't fully made and the pillow cases were in the dryer. We had issues with the TV in the living room which they were able to fix for us. Beds were comfortable. Could use some updated pots and pans. But it was good for our weekend trip.

Convenient to Disney
This property was close to all the conveniences (grocery pharmacy, gas, Walmart). Easy to get to Disney property via Sherbeth Road but about 20 minutes drive. We were a party of 4, myself, my two daughters and one friend. There was lots of room and we were comfortable. The in-unit washer/dryer was very convenient. I stayed in the downstairs bedroom. The setup in this room was a little strange. There were lots of things stored in the closet making it a little difficult to hang up my dresses but not too bad. Also, the way the mirror and the dresser were placed made it feel like a store room. The beds were very comfortable and the kitchen was well equipped. We did use the pool one evening after going to the parks. It was heated to a comfortable temperature and the kids liked the little water slide. Unfortunately, it was very crowded, maybe a little small for the number of people using it. The unit was quite clean except for a couple bugs, but this is Florida so nothing unexpected. There is a lot of construction happening in the area so I anticipate that more restaurants etc will be built making the area even more convenient. The one problem I had was the TV in the living room. The unit guide said to use the ROKU remote to watch TV but there was none for the living room, just the Spectrum one and that only turned the TV on All in all, we enjoyed our stay here and will stay here again in the future

Holiday at Regal Palms
We all enjoyed our stay at Regal Palms very much. The pool area was as good as we remembered from years ago. It would be nice, though if the resort sold coffee at its bar and if there was recycling. Our unit was well equipped and our contact with the management company was friendly & helpful. We would have preferred a regular sized table instead of the high table; and the queen bed in the downstairs bedroom was a bit hard. Other than that, we thoroughly enjoyed our holiday.

The amenities we booked this place for was not available and then was charged full price for things we couldnt even use. We were told it was going to only be 22$ for each guest. To find out it was 20$ a day which we were not happy about and wasnt expecting. The house was not very clean or maintained. Lightbulbs out, moldy bathroom, cockroach, broken couch, screen door broken.. beds where nice. Towel supply was good. Nice kitchen and available supplies in the kitchen. Having cable was wonderful.

The best place we've ever stayed!
I do not have a single complaint. Our stay was absolutely wonderful. The place was so spacious for our entire extended family and so beautifully decorated. We unfortunately had to come to Orlando to attend a funeral service the week of Thanksgiving, but we couldn't have picked a better place to stay. Everything was so clean and had everything we needed. We were even able to cook an entire Thanksgiving dinner! The owners were so meticulous and thoughtful on stocking their place with everything that could possibly be needed. We will definitely be staying here the next time around. Thanks for a wonderful stay, it was really hard to leave!

My daughter wanted to have a sleepover with her friends and my house is too small. This property gave us enough room and the girls loved the perks that came with it! The place was very clean. You come on these apps and read reviews then worry if you should book the place or not. I’m so glad we did!! I’m going to save to my list and hopefully will be back soon! Catfished and Terrible!
The property is nothing like the pictures! Totally got catfished! The unit is very old. It is not bright nor spacious! All the faucets in the bathrooms had mold in them. The carpet leading upstairs is dingy with stains all over it. There were sugar aunts in the kitchen. These things are not even the worst of the unit. They locked the A/C unit where you CANNOT turn the temperature lower than 70 degrees! You are in Florida vacationing in the summer time with your entire family and you can't turn the A/C down anymore. Who does that?! I have never in the entire life of traveling had a host lock the A/C where you CANNOT control the temperature to your liking. They DID NOT leave any extra TOILET PAPER or shampoo/body wash. No extra toilet paper?! Again, you have your entire family with you; you are going to go through more than the roll on the holder. There was also no batteries in the remote control. When the property manager finally showed up with more supplies, she handed us a bag from Dollar Tree. I don't have anything against Dollar Tree but come on! All their supplies were from the cheapest quality you can find. The location of the property is not convenient. You have to take lots of back roads. Not easily accessible to highways. The pool area is old and again NOT like the pictures. There are so many other places in this price range. Please stay somewhere else.

Memories to Last a Lifetime!
My family had a fun & relaxing time. The home was totally up kept & modern. The pool, hot tubs, exercise room, sauna, steam room, and game room was on point. They even had bar/grill, tiki bar, and ice cream shop. The amenities are definitely top notch! Only downside was the additional resort fees. I was under the impression that everything was included when I paid for the reservation. Although it caught me by unexpected surprise it didn’t stop my family from enjoying an incredible time.
