Communication with the owner was perfect - the right combination of laid back but responsive. She provided us a contact for both a shuttle to the house and a rental car that could be dropped off at the house. Will and Gloria (the caretakers) greeted us the first day with margaritas, chips, salsa, and guacamole. The house was beautiful and comfortable. There is a fully equipped kitchen with plenty of dishes, silverware, pots, etc.... The house the comes with a large potable water dispenser which the caretakers ensured was always full. There's a pool looking out on the ocean, complete lounge chairs, dining table/chairs, hammocks, and float toys. Plenty of beach towels. The common spaces have comfortable places to lounge/sit with plenty of seating. Each of the four bedrooms had comfortable bed(s), ample closet space (with a safe), and an ensuite bathroom with plenty of towels. For indoor days, there are multiple tvs, dvds, as well as games. There is a massive balcony and a roof terrace that both look out over the ocean. It is a short drive to Tulum, which has two huge grocery stores (Super Aki and Chendraui) for any self-catering or other supplies. That being said, you could easily turn this into your own "resort." We were a group of 6 ladies and I felt completely safe. Will and Gloria clean the house and did all our dishes every day, and are willing to cook breakfast/lunch/dinner. (We had 3 amazing dinners from them.) It's an easy walk to a cenote (where you can rent snorkling equipment) and restaurants. We were able to hire people to come to the house to do yoga, massage, and transport us to tours. Saving the best for last, you are literally ocean side. It's not a superfine sand beach, but you're okay if you wear shoes. We went in July, in a week with the full moon. It was constantly breezy (no mosquitos!) We got to help baby turtles make it to the ocean and every night we saw sea turtles laying their eggs on the beach and a million stars. Absolutely magical. Twelve thumbs up!
