Nestled in Altaussee, Villa Rosen is surrounded by a stunning 32,292 sq. ft. garden and is close to the pristine lakes and untouched mountains of the Ausseerland. The villa's location provides easy access to local attractions, including hiking trails, ski areas, and cultural sites like the Altaussee Literature Museum and Trautenfels Castle.


Villa Rosen boasts 3,229 sq. ft. of living space with four bedrooms, each featuring an en-suite marble bathroom with double sinks, showers, and bathtubs. Guests can also enjoy a 2,153 sq. ft. terrace and access to a 150-year-old wooden cabin with a sauna and gym.

Room-by-Room Descriptions

• Bedrooms: Each room offers a king-size bed, cable TV, Wi-Fi, an infrared sauna system in the bathrooms, and double doors for quiet sleep. Two bedrooms have large lodgers or balconies.

• Kitchen: A state-of-the-art kitchen equipped with Miele appliances, a Nespresso machine, all necessary cookware, and a separate entrance for entertainment staff.

• Living Areas: Includes a dining room for 8, a living room with a decorative fireplace, and a study/lounge. A large TV/cinema room can be used for meetings, as a playroom, or as a cinema room.

• Outdoor Spaces: A spacious garden with a bowling green and a terrace furnished with garden furniture and sun loungers.

• Veranda: Typical regional-style glazed verandas.

Guest Access

Guests have full access to the entire villa, including the garden and terrace. The villa has free Wi-Fi and a covered garage that can fit four cars, with one having an EV charging station.
