the only negative point is the shower place that was little dark (no light close to it).

I booked this hotel for a 3 night stay and I had to ask for a refund and find lodging last minute as the conditions pf this property where very unsafe to stay in. The hotel itself at a glance outside will show you that the hotel hasnât had a proper update since the late 90s. Balcony outside crumbling, half of the railing missing. Broken glass covered over with plastic. Thorn fitted carpet mended with duct tape. Surfaces covered in years of neglect. The hallways smell, the room is dark and has florescent bulb fixture. The bathroom is like a long corridor ( small that you cannot open your arms on the sides fully) with the toilet on one end and a shower on another with mold creeping on every nook and cranny of it. And the corners with years and years of improper cleaning. I was traveling with my husband and my 6 month old I asked for a refund as I didnât want to have my baby exposed to this health hazard. The staff was very apologetic and understanding and helped with the refund.
Spend the extra ÂŁÂŁ and stay somewhere else.
When we arrived our room had been double booked. It was late evening. No staff at the premises. When I called they realised their error. They gave us a different room but we had to wait 45 minutes, and go to their sister property (nice but under development).
The Guesthouse looked new or it has been recently refurbished. Very powerful shower with a lot of water pressure, which I liked. Comfy bed and good size room and bathroom. The location is convenient and there are lots of bus connection links to the centre, which is not far anyway, someone could also walk if they fancy it!
Only downside it was the complete lack of responses from the hosts that I tried to contact repeatedly beforehand. Even Expedia tried to contact them unsuccessfully. This should be improved, it's not good to ask questions and being completely ignored, especially because I was supposed to arrive in the evening and it was uncomfortable to think that nobody might not be there since there isn't a front desk at the property.
Stayed in Room 6 for 3 nights. As expected room did not have en-suite bathroom but has a separate private bathroom just for this room. Not a problem at all except the toilet got blocked but this was on the last day, and we have had a prompt response that it will be sorted shortly.
Check in was smooth even with no front desk at the property. Overlooking a busy street but noise was from the traffic mainly which, again, was expected. Pillows are a bit uncomfortable but a minor issue.
All in all decent stay at affordable rate (for Edinburgh in half term) at a walkable distance to the centre. 30 min walk or 10 min on bus.
Well recommend it.
Only one parking spot but there is a notice on the front door with guidance where to park.
Not a bad place to stay. Very helpful staff.
Only downside was the room (6) needs redecorating, water stains on the ceiling and the tiling finish on the walls makes it look like a big bathroom! Has a separate, private bathroom, which was very nice, tho we prefer ensuite as it's a pain getting up in the night and creeping about trying not to disturb other guests. Had to be careful not to leave the keys in the bathroom as you need them to get back into the room.
Property is in poor condition, communication w managment poor. No email introduction as to what to expect on arriving. Rm 6, poor condition and very noisy. Rm 8 was in the back, quiet, worth the stay. Biilding is in poor condition, windows bad doors bad. Etc. No services close by, had to take a bus down town for coffee. No food on site. Thos prop does not deserve a 7 rating.
Beds were hard as a slab of granite and very uncomfortable. Small bathroom was ok even though door wouldnât open all the way for the bed and no restaurant as advertised on site.
