Let's start with what we loved about the place. It's a great layout with 3 spacious bedrooms. The outdoor spaces are all really lovely, though because we were there in the heat of summer with a very handsy toddler, we preferred the back deck with the dining table on it to the cozy fire pit in the front. It was nice to be up in the trees a bit on the porch and it was generally very quiet. The hot tub was clean and well maintained. The bathrooms were clean. The kitchen was better stocked than most kitchens you'll find in vacation rentals. And we loved the game selection!
Here are the warnings. Access to the house is via a one-lane, windy, hilly road. It wasn't a big deal for us, except that it made us very intentional about coming and going, as it was always a bit of an adventure. Being in such a remote, quiet location so close to the Russian River made it worth it. But it's just something too consider.
I wouldn't recommend staying there with a small child. No room satisfied all his needs for a sleep environment. And there's very little play space other than the back porch--with tons of very exciting breakable decor.
A few nitpicks. Downstairs tub didn't drain well. Cookware was scratched non-stick, which is toxic to use. The oven doesn't close all the way, making for inefficient heating. A/C is a floor-window unit in the kitchen, so it doesn't cool the whole house. All the bathtubs require care getting into. No bedroom was easy to cool in the hot summer months.
