Bug Barn
Upon arrival we discovered LOTS of dead bugs throughout the entire house. I contacted the manager and she did have someone come sweep up some of the visible ones. However, there were dead bugs under everything - the beds, the tables, the chairs, etc. We also found some live roaches throughout. The house was simply spot cleaned and hadn't had a deep clean for quite some time. The hot tub was broken and the patio was covered with weeds. Poison ivy was at the river launch by the kayaks. It feels as though the property has been abandoned for months, with only the occasional renter showing up.

The accommodations were wonderful but they did need a little bit of Maintenance Improvement
Everyone enjoyed themselves immensely. The water was perfect. Since we are all Epic swimmers even the 4-year-old and a 3-year-old enjoyed jumping off the floating dock it was perfect. The brought our own patio lights for the patio we hung them and it was perfect for evening games outside on the patio. Like I said the place could use a little upkeep and maintenance But all in all it was a wonderful place to spend a long weekend

Wonderful stay
We come to the area every year and this house was just perfect for our family. Very comfortable - we enjoyed sitting on the patio each morning with coffee listening to the birds and watching the wildlife, spending the day at the beautiful waterfront, then enjoying smores and fireflies By the fire pit. Audrey made checkin/ checkout very easy and was quick to respond to questions. Looking forward to coming back.

River family fun!
The rustic property was perfect for our family of 13. The swimming, kayaking, grilling, and enjoying nature were favorite activities. The kitchen was the perfect size and the home’s indoor and outdoor tables were great for our large group.

Renters beware!!
The property was in a great location and had plenty of outdoor space. The initial property listing says it sleeps 16, we booked for 14, but the “contract” sent to us stated only 12 overnight guests were allowed. We ended up with 10 the first 2 nights and 4 the 3rd night. The house was dirty. Bugs, dirt, dust bunnies, and cobwebs were visible in every room. The refrigerator was disgusting with what looked like meat juice in the drawers. One of the beds had grass in the sheets. Likely they were not washed before our stay. The first night we were there, we had water bubbling up in the downstairs shower. The 3rd night I got up at 3am to turn up the heat and there was an odor in the media room…needless to say when stepping into the room I found it was full of sewer water coming out of the downstairs bathroom. I texted the property owner and they asked me to put towels down and insinuated the septic system was full because of our stay. The plumber did not show before we had to leave and we were never contacted about a discount on our stay or any apology for the lovely night with the sewer smell. I sent pics and then was completely ghosted by the host.

Beautiful Home on the River
We had an amazing time in this beautiful home on a gorgeous property! The river was stunning with a beautiful shady area with swings and chairs along with kayaks and water toys. Plenty of room to be together or have some alone time and the outdoor areas are very well thought out and comfortable. We hope to come again soon!

Amazing Property on the River!
Our entire group loved our weekend here! We were blessed by perfect weather so that helped, but the property is very special. Lovely to have so much outdoor space and river frontage. Didn't use the hot tub but if the weather had been a tad cooler we likely would have. The property manager was very easy to communicate with. We didn't have any problems, but I'm sure they would have been able to help us promptly if we did.

The perfect, private, Guadalupe Riverfront property in Hunt, TX!
We had an absolute BLAST staying here! As a resident of Hunt, TX who lives about a mile away from this house, I can say from experience this is a PERFECT place to stay with a group! You have your very own PRIVATE river spot for floating, 7 acres of beautiful grass to play on, no one for miles around to complain about noise, nice-sized kitchen with a great community table, upstairs gameroom space for the kids, and plenty of sleeping room/accommodations for everyone! Having access to our own kayaks and tubes was very convenient, and we never even ate out because cooking, eating together was easy and fun. The firepit was awesome to sit by at night and watch the stars too! I highly recommend this location/house for anyone looking for a riverfront piece of property to hang out with a group! Audrey took amazing care of us, and we will absolutely be renting again in the future!

It's a beautiful place. The house is made out of the classic stone from the area. The next door neighbors have goats and a Llama. We saw deer daily. The river access was safe and a great place to hang out with a great old tree.

Beautiful Property!
We took a girls trip to this little gem and had a blast! The house is so tidy and cute and stocked with everything that you might need. This home has beautiful river access where our group spent most of our time floating in the water. I would highly recommend this property if you are in search of a relaxing getaway!

Loved the peacefulness of the property! Super impressed that they had kayaks the guest could use. The property also had plenty of seating on the patio and down by the water also two sets of swings in the middle of the property to enjoy the beautiful view. Plenty of towels on site for showers and river. The property manager was super helpful and very good at staying in communication with us if we needed anything. Only negative was to sleep 12 people two people needed to sleep on air mattresses. Other than that this place was a dream!! Hope we can rent it again in the future!

Great River House!
This was a great place with plenty of room for 3 families (6 adults and 6 kids). The walk to the river did not seem as long as the pictures appear. The weather in the area is great. It typically feels 5-10 degrees cooler than whatever the summer forecast tells you. The river water stays nice and cool even on hot days. There is also a great little rodeo (Crider's) down the road that is fun for the whole family. I would love to come back another time!

Oasis on the River
This is an amazing property with tons of amenities and room to spare. The location is secluded but convenient to restaurants and shops, the house was decorated beautifully and stocked with essentials and more. The private dock and riverfront included kayaks, floats, picnic tables, and a grill. We had a small family get together and everyone wants to return!
