Very close to the bus stop, short ride to the ferry. Overall good alternative to expensive options in NYC. Room was very clean, the bathroom was impeccable. Overall it looked new o6ut recently updated. The room was huge. The staff was very nice. If it wasn't for the noise, I'd say 10/10

Stayed a Saturday night into Sunday morning. At 9am I went to get a shower, 5 mins of hot water later and it went cold. My wife waited 1/2 an hour then tried to shower and got 3 mins of hot water. I Informed the desk and got a “sorry”. For the cost of this room having no hot water is unacceptable. Would not stay again.

We brought to the attention of the hotel staff that there was no hot water in our room for our entire stay on the night before we checked out allowing the weekend to pass thinking the cold water was because the hotel was busy. But come Monday morning when we checked out there was still no hot water. Hotel refused to give a small refund for the unconvience
