Great affordable option in a great location walkable to all of the beachfront restaurants and shops. We had a nice clean, comfortable room with a balcony overlook the ocean. The gym was functional and clean and the morning yoga was free and great. Only two complaints - the checking process was extremely slow (half-hour wait in line) and they only had rooms with two doubles rather than the king that we reserved.

The hotel itself is starting to show its age (loud AC, shabby rooms). This, however, is more than compensated for by its great location. It is so convenient being able to walk to dinner, bars, and shops. in Kailua (parking there sucks). Also a big thanks to the staff at Don's Mai Tai and Restaurant. They were extra nice to us. Food was quite good (I usually have low expectations for hotel restaurants). Great vacation. Would return.

The Royal Kona Resort is in an excellent location, it has a wonderful open bar and restaurant area, a decent fitness room, and terrific early morning yoga classes on the ocean. However, as a hotel it is past its prime. The elevators, hallways, and rooms are old and dingy and in dire need of an upgrade. The bathrooms are especially plain and on par with a Motel 6. The exterior of the buildings are long overdue for painting. The condition of the hotel definitely did not meet expectations!

Property staff were polite and helpful. The hotel has a ton of potential, but really needs some updating for the price guests pay. We stayed in the tower on the northern side of the property and it was SO loud late into the night with music and karaoke. Loud enough that it really should be mentioned in the description before reserving a room.

The location is wonderful and the property is beautiful though the rooms are a little dated. I’m fine with that, but would like to see the restaurant staff step up their game. The food was delicious but poor management made the experience less enjoyable than it should have been. Overall, would highly recommend.
