The farmhouse, clad in stone and dating back to the 19th century, is reborn as an elegant villa in the Tuscan countryside, and stands out for the quality of the fine renovation work in which the style of the past, which resurfaces in the authentic and native materials of the local artisan tradition, blends and lightens with modern and functional design details, creating an intimate and enveloping atmosphere. Inside, fine antique furniture characterizes the large rooms, each equipped with a private bathroom; the common areas, the equipped kitchen and the living room are well connected in an open space that opens directly onto the garden. Outside the view is magnificent, from the garden and the panoramic swimming pool you can grasp in all its depth a suggestive and open scenario on the vibrant Valdichiana, to be admired in all its changing colors from sunrise to sunset, with the complicity of a context which ensures great relaxation. The geographical location is ideal for exploring an area very rich in cultural itineraries of the highest level, from the surrounding villages such as Pienza, Montalcino, Cortona or, thanks to the excellent road networks, even the famous towns of Umbria (Assisi, Orvieto and Perugia. ) and upper Lazio. Finally, do not miss

Interior:
The farmhouse has an area of ​​about 200 square meters, distributed on two levels connected internally and, thanks to its hilly position on a sloping surface, direct access to the outside is also possible from the upper floor, directly from one of the bedrooms. On the ground floor is the living area, which develops from the main entrance which leads onto a bright open space where the living room, dining area and open kitchen and direct access to the outside dining area are all connected to each other. A TV room, a games room with table football and a service bathroom (with laundry) complete this floor. A staircase adjacent to the living room leads to the first floor for the sleeping area, which houses 3 double bedrooms (one with an extra bed) and a twin bedroom (with joinable beds).

Park:
An inviting and welcoming garden with many colorful blooms extends into the large land that surrounds the house, inserted in a farm, mostly occupied by olive tree cultivation along the perimeter and in the valley near the swimming pool area. young collection of fruit trees and shrubs typical of the Mediterranean vegetation that dot the expanses of lawn all around. In the paved area in front of the French window of the kitchen there is a pergola with a large stone table and barbecue for outdoor dining and to better appreciate the intimate and relaxed atmosphere that the reserved countryside setting guarantees. The property has an area used as a parking area, located immediately after the entrance gate to the property.NB: It should be noted that the photo shoots are usually made in spring, therefore the colors and blooms of the gardens, lawns and parks may be different at the time of your entry into the villa.

Pool:
In an area of the garden overlooking the fascinating scenario of the Chiana valley, is the large, newly-built swimming pool (fenced-in), perfectly integrated into the surrounding rural landscape and just 15m away from the house. The pool measures 6x12 m with the depth varying from 1.10 to 1.50 m, it is edged in travertine and covered in stoneware with a travertine bottom. Large steps, in one corner of the pool, lead into the water and it has both internal and external lighting. Around the pool is the sunbathing area in terracotta and a vast lawn that stretches up to the garden, with gazebo, sunbeds and a ground sail shading the converstion area. There is a solar shower and chlorine purification. The pool is open from the last Saturday in April until the first Saturday in October.

Pets: Yes, small and medium size. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.

Family time
We were in Italy for a family trip. The villa was perfect, everyone had their own bedroom, the kitchen was great and all of the appliances were modern and met our needs. The pool was fantastic, and the view from the pool deck was unbeatable. We did have some trouble getting the air conditioning to work, but that was because it was the first time in the season it had to be turned on. The hostess was very responsive accommodating.

This is a beautiful 4 bedroom home with amazing views and ample outdoor space in which to enjoy them
Everything was set when we arrived including a welcome basket and Rachele lives right next door if you need anything. Also we booked a private chef through Emma Villas which manages the property. Again, everything went smoothly and we enjoyed a great meal.
