The property was a good location for getting into downtown Newport. It is close to the public bus which means no parking downtown. We stayed a week, housekeeping fairly minimal. Continental breakfast below average. Rooms were recently updated but there are no towel bars for damp towels, the bed frames have a lot of metal and when you roll over (and we are not heavy) they make a noise like a metal drum.

Basic decent lodging. Only weird thing is base of bed is METAL. Every time your food bumps it, it sounds like an empty metal drum being thumped. Just really odd. Hot/cold faucet in bathroom is rigged backwards. Room is clean. Bed is comfortable.

The shower was not very warm, laminate flooring in room is very bumpy, heat/a c unit really loud. Tv service was terrible. Outdated shows to much public programming.

Mostly excellent
The room was basic but had everything we needed. It was very clean and looked new. The guy in reception couldn't have been nicer. Locagtion was handy. The breakfast, on the other hand, was pretty awful. All carbs (waffles, cereal, muffins, toast). The toaster didn't work and the waffles came out half cooked. Eat elsewhere.

The concierge helped us with our tv, getting me a charging block for my phone. The phone did not work, there was no moisturizer in the bottle in the bathroom, the eggs were terrible, no microwave in the dining area

This property was nice but extremely over priced for what it was. The room was comfortable, clean, and quiet for the most part. My only less than satisfactory experience was the free breakfast. Not many healthy choices and the hard boiled eggs were frozen and inedible. Thankfully there were some nice, reasonably priced, local places nearby.
