Below you will find details about our 1 bed/ 1 bath home, Ginny's Riviera Villa in Pacific Beach. NEW FLOORING AND PHOTOS!

Ginny's lovely condo up on the top (4th) floor features a breathtaking 180 degree unobstructed, panoramic view of beautiful Sail Bay. The almost floor to ceiling, wall to wall windows and sliding glass door in the living room lead out to the balcony, with a table and chairs for enjoying the view. This is the only floor which provides a view of the entire ocean horizon as well as the bay. There is a king bed in the bedroom, a comfortable queen size Murphy bed that folds down from the wall and a queen size sofa bed for additional guests. The kitchen with granite countertops and stainless steel appliances, is fully equipped with everything you need for dining in. The living room has a plush carpet, gas fireplace, large flat screen TV and that unbeatable view! The spacious bathroom has dual sinks, a large oval soaking tub perfect for bubble baths with a shower. There is a coin operated laundry room about 30 feet down the hall.

The Riviera Villas are situated on the quieter East side of beautiful Sail Bay (the loveliest part of Mission Bay)! You will have a magnificent view of the sunsets with the activities of the bay in the foreground; kite-boarders, sailboats, water skiers, catamarans, etc. Yet, you are only 12 minutes from San Diego's bustling downtown historic Gaslamp area with its fine dining, 1.5 miles from SeaWorld, and within 15 minutes from the lovely Balboa Park with the famous San Diego Zoo. So, you can have it all!

Enjoy your coffee on your private balcony as you watch the boardwalk come alive. Right below, people are on the boardwalk riding bikes, skating, jogging, and just strolling at leisure. Take a stroll or ride our two provided beach cruiser bikes around the bay and if you like, cross over to Mission Beach with its wide boardwalk to watch the surfers or catch a glimpse of the green flash at sunset.

Vacation rentals in San Diego are for the most part, second homes for the owners. Therefore, some furniture or decor may differ from what is pictured because the owners needed or wanted to replace something. Professional photos are expensive and we can not re-photograph the rental every time something is changed but we do maintain the listing content with any notable furnishing changes especially related to sleeping arrangements. (*Please note: We do not give refunds because a piece of furniture or artwork has changed)

*NOTE: This home is in a residential neighborhood and, as such, is a NOISE SENSITIVE property. Respect must be shown for the property and neighbors at all times. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the San Diego Police. Please review your rental agreement for complete details and rules about your home!

It is important for you to read all the details about your property. Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. We will also contact you within 24 hours of the booking to obtain contact information and to address any questions or concerns you may have regarding your upcoming visit along with the House Rules & Rental Agreement. The check-in details will not be shared until the rental agreement has been signed.

Attention Guests: In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days. We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. *Most coastal residents do not have air conditioning in their homes due to the cool, dry climate and sea breeze.

*We provide 2 complimentary bikes for our guests. If there is any issue with the bikes we will do everything we can to fix the issue with our maintenance team, but there will be NO compensation if the issue cannot be resolved.

We like our guests to feel at home as soon as they arrive! We provide a 'starter kit' to help our guests get settled without needing to rush off to the store.

Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, either Keurig coffee makers with k-cups or standard coffee makers, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, co2/fire detectors, and most homes have heat available.

While on vacation, we want our guests to enjoy their vacation to the fullest and we feel in order for our guests to do this, they should also feel informed. Our emails serve to educate you on your vacation rental home, the surrounding area, responsibilities, what to expect and how to get in touch with us. We respect your privacy so our emails help provide you with all you need to know to reference as you please.

In addition, most of our properties have House Manuals detailing specific information about the property, amenities and responsibilities. Not to mention an awesome section on attractions, events, restaurants and more to help guide you during your stay in San Diego!

Holiday 2024 Policy:
6 night minimum AND Saturday check-in is REQUIRED during our holiday season (December 21-January 4). One reservation CANNOT take both holidays, unless it is a 2-week reservation. There are no arrivals OR departures on Christmas or New Year's Day.

Summer 2024 Policy:
Beginning Memorial Day to Labor Day, Saturday to Saturday is required with 6-7 night reservations. On July 4th 2024, check-in or check-out is NOT permitted. An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you.

Last Minute Booking Policy:
If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.

To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest's face and holding either a Driver's License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as, payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.

This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.

Nightly Minimum Policy:
4 night minimum required in the off season.
6 nights AND a Saturday Check-in is REQUIRED during peak season (June - August). Arrival on Friday or Sunday instead may be an option.

Check in time is 3 pm and strictly enforced. (From Memorial Day through Labor Day, check-in is at 4pm)

After getting through all of the instructions and codes for this, that, and the other thing, just to get going in the unit, we thoroughly enjoyed the condo. We were within 15 minutes of everything we wanted to do while there giving us lots of time to relax and enjoy sitting on the balcony which was calming, despite all the (surprisingly quiet) activity all around, including sailing, water skiing, beach volleyball, dog walking, etc.. Great for people-watching! We loved it and have discussed going back next year.

The condo is in the perfect spot. Easy walk to Pacific Beach and endless places to eat and shop. A little noise from neighbors and users of the bike path and beach below but all to be expected in a beach property.

We will be back! - Location was great- we were able to bike everywhere we wanted, although I would suggest the unit have a bike tire pump easily accessible, as well as a wrench to adjust the bike seat up/down. - View was refreshing- enjoying a cup of coffee off the balcony was great in the morning and watching all the volleyball games in the afternoon was entertaining. - Construction and landscaping noises were annoying. At the time of our visit the unit next to us was being renovated, so we encountered a lot of pounding. Every morning we were woken by the sounds of mowers and weed whackers as well as the sounds of road construction and grinding (which we were informed of prior to confirmation of unit), but still unpleasant. - Unit is dated in some aspects- squeaky security door, rusty and difficult sliding balcony door/screen door, but still well taken care of, clean, and pleasant. There was a minor ant issue in the kitchen, as long as one was diligent with the dish soap they could be corralled. - Codes, codes, codes. I highly suggest limiting these or at least making it so they are all the same, but good thing I took a screen shot of the orientation guide to keep them handy/accessible. - Untimely text communication offering. The texting service provided was lacking. We had no major issues, but obtaining a response 4-5 hours after posing a question was not helpful. For more immediate response, call.

This property was perfect!!! The view, the location, the condo as a whole was great! Everything we needed was there and management was readily available. The instructions for check in and check out were clear and were provided ahead of time. We loved being right at the boardwalk as it made it very convenient for walks. I would highly recommended this location!

The property management is so nice, it was easy to understand the complicated checking due to location of the building. The place is dated and has a smell of the old building when you first enter the condo. Even though at the front door says no shoes floor was so filthy it made our feed very dirty. Place needs better cleaning for floor and maybe fresh painting for the smell. This place definitely needs more improvement.
