It's a basic and clean hotel. Our "partial views" balcony was a very small opening across the parking lot between the hotel and another hotel. Breakfast was individually wrapped bagels and pastries with fruit. It's sad to see how much plastic is used on simple bread items. In the afternoon, snacks were individually wrapped cookies. Would be better to offer reusable soap dispensers instead of individually wrapped soap bars and one-time use shampoo/conditioner bottles. Close to the beach and convenient to downtown Pismo Beach restaurants!

We stayed for one night while on a road trip. This property without the location would have been a 2 or 3, but given the EXCELLENT location, I gave it a 4. You can walk from the parking lot straight down to the beach and then you can easily get to the pier and downtown Pismo Beach area that has a bunch of cute shops, bars and eateries. You should definitely check out the cinnamon roll shop just down the street (super close to the property so you can just walk over). They had the BEST cinnamon rolls!! As for the room, we could not get WiFi to play anything on Netflix, etc, which we do from our Roku when we travel so I had to use my own hotspot. That was really unacceptable in this day and age to have such terrible WiFi. I would not stay again based on that fact alone. If you do not ever use WiFi, it might not be a big deal for you but after a long day of driving and playing at the beach, we really like to relax and watch something on a streaming service. We also had quite a bit of noise as our room was on the end, right next to the street (Pacific Coast Highway). The room was large but the sleeper sofa was very old, so if you have someone sleeping there, they should plan for an uncomfortable and squeaky night’s sleep. The other bed was ok. I also thought it odd that there was a kitchenette but no dish soap to wash anything. If you are staying for longer than a night, I would plan to pack some. There was a microwave, mini fridge, some dishes and glasses, etc.

This property is a short walk to beach and pier. Staff was very attentive, friendly, and professional! The only complaint was a shower handle that did not function correctly. We called the desk and was immediately corrected.

My husband and I really enjoyed our stay at Edgewater. We loved the included parking, heated pool and Jacuzzi, and how we were a few steps away from the beach. The beds were very comfortable and we appreciated how the bathroom has a tub as well. It was a quick walk to several local eats as well. The only thing we wish was different was for it to be quieter upstairs. We slept at the ground level but could hear the people upstairs walking back and forth and side neighbors talking. I slept fine but my husband had a difficult time staying asleep. If you are a light sleeper I'd recommend earbuds or requesting a room upstairs.
