The pool will be open but not heated.
For energy conservation purposes, the pool heater may only be operational from 8am to 6pm.

Off-Season Disclaimer: It is typical that spring cleanings and updates do not take place until late April / early May. If your booking falls outside of Memorial Day to Labor Day, please inquire as to whether or not outdoor furniture and equipment will be available for use prior to booking.

Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.

Payment Method: Balance payments made with credit card are capped at $3,500. Payments over $3,500 shall be made by check, ACH or wire.

Security Deposit Disclaimer: Although rare, accidental damage does happen during a stay. In lieu of a security deposit, guests can rest easy knowing that this property is covered with up to $5,000 of damage protection. Coverage details are provided in the booking agreement.

Great home and location
Felt very welcome in a lovely home, did not feel fake or pretend. Well appointed with tons of space for our group. Loved the spacious backyard and had a great time cooking and relaxing outside. Would stay here again without question. Very close to town, didn't need to drive if we didn't want to.

Wonderful stay in heart of Southampton Village
Coopers Farm Rd is iconic Southampton. The street is lined with classic Southampton hedge rows. It’s quiet and beautiful. Street leads to the village on an easy walk. The home is lovely. It had everything we needed. It was perfect to host our extended family of adults. Three bedrooms have attached full baths. The fourth bedroom is accessed through the master and is a great bonus room, especially is you had kids in the group. The kitchen is well-equipped with everything we needed. There are two living areas, perfect for watching tv. The backyard is gorgeous. It’s has space to sit poolside a read or entertain. The walk to the Village was easy. There are many restaurants within that easy walking distance. We appreciated the communication, both prior to our trip and while we were in Southampton. We hope to visit again on our next trip to New York.

Hamptons Heaven
We arrived to a beautiful spotless home in a quiet neighborhood within walking distance of downtown. The sleeping accommodations were extremely comfortable. The kitchen was well equipped and spacious enough for 7 adults to move around. Both the living room and family room had more than enough room for us to gather all together. We used the pool daily, again with plenty of sitting areas. There were beach chairs and towels for the short drive to the beach. There were also bikes if you were so inclined. We were extremely happy with the home and would love to return.
