FAWLTY FARM offers a unique farm-stay experience with a range of accommodation options including the romantic Lake House, cosy old pool room, cute A frames and practical bunkhouses. Relax with family and friends under The Big Top and enjoy the open fire pit, extensive outdoor cooking options and the largest 12 person cedar Hot Tub in Australia.

Splash around in our PRIVATE lake where you can fish, paddle boat, kayak and swim. The lake is stocked with fish and is safe for swimming but is not fenced. Take a nature walk and enjoy the local fauna such as kangaroos, wombats and echidnas. BYO boat for fun on Lake Eildon. We have the largest pontoon in Taylor Bay which has 2 X 9m sides that will accommodate your super boats. There is no charge for guests. There is plenty of room for your cars, boats and caravans.

We also offer 3 FREE experiences with your hosts John and Sally including:

- a visit to our 28 person party boat the 'Fawlty Princess,' moored in Taylor Bay
- a visit to our operational quartz reef Gold Mine. It's been running for 80 years and some guests still find gold!!
- a trip in our 20 person ex-Swiss army pinzgauer to our private Ridge Hut for a Sundowner. Sparkling wine, cheese and nibbles provided.

The whole environment of FAWLTY FARM is perfect for large groups of family/friends looking for a place with great facilities and unique accommodation. Situated on 300 acres of steeply undulating country with a mixture of open grassy paddocks and dense natural bush-land, FAWLTY FARM is a perfect country getaway where the only sounds you will hear is the abundant wildlife and the laughter of family and friends. Other activities in the surrounding area include bushwalking, mountain bike riding, fishing and horse riding. Please ask us for information on these activities.

PETS
Much as we love dogs, Fawlty Farm is not securely fenced and is abundant with wildlife and domestic animals. It is not suitable for pets and we ask that you leave them at home please.

PLEASE NOTE - Fawlty Farm is designed for large groups of 18 adults. Please do not make an enquiry for small groups as Fawlty Farm can only be booked in its entirety (we do not rent out parts of the property).

LOCATION
Taylor Bay is unique as access to Lake Eildon is only possible through private land. There are no public facilities in Taylor Bay making the area safe, secluded and exclusive. The small but delightful township of Eildon is only 7 minutes away and the Dam Wall has year round boat launching. Even at about 75 percent capacity, Lake Eildon is more than 3 times the size of Sydney Harbour.

YOUR HOSTS
John and Sally have been welcoming guests to FAWLTY FARM for more than 30 years. The property is 'Hosted Accommodation' which means we reside on the property but in a separate dwelling. We are here to help and assist but won't get in the way of your group enjoying everything FAWLTY FARM has to offer.

THE BIG TOP KITCHEN
Our extensive outdoor kitchen includes 9 different appliances to suit the most ambitious cooking team including:

- wood-fired, electric driven Roasting Spit that will take a lamb or suckling pig
- wood-fired ex-Army Baking Oven with huge stainless hot-plate which is ideal for breakfast cookups
- the latest gas Radiant Quartz Technology system BBQ
- gas Smoker
- gas fired Yabbie Pot
- wood fired Pizza Oven
- Beer Keg converted to a nifty rotisserie that is ideal for a rolled roast or two large chooks
- Paella Burner with a 600mm Pan
- half 44 gallon drum Charcoal Cooker which is great for all cuts of meat
- "flaming Charcoal" Texas offset grill/smoker (incredible BBQ, endless fun cooking anything)

BYO food and drinks. You will need to do your own cooking and cleaning with a view to leaving the premises as they were found i.e. clean please.

ACCOMMODATION
Connected to The Big Top is a large building that houses a substantial indoor kitchen and living room, as well as the 2 bathrooms, 3 toilets, 3 showers and a bath.
Behind here is a bedroom with a queen bed and 2 singles plus a wall plasma TV. The bunkhouse is 2 rooms with 6 bunks in each.

There are four separate cosy A frame cabins each with a double bed and two folding camp beds.

The romantic Lake House is a separate 2 storey dwelling on our private lake. It has a queen size bed and a slipper bath/shower upstairs. Downstairs is a double and single bed, kitchenette, toilet and TV. Large double doors open onto a deck over the lake with a 10 person dining setting and BBQ. Awesome in summer.

OVERALL - FAWLTY FARM has a total of 5 double beds, 2 queen beds, 13 singles and 8 folding beds suitable for children 4-10 years. We are permitted to have 18 guests but have sleeping options for 25.

PRICING AND MINIMUM NIGHTS
The nightly rate of $1800 is for up to 18 people, with extra guests $100 p/n Children under 5 are free.

There is a 2 night minimum, except for long weekends which is 3 nights, Easter and Melbourne Cup is 4 nights and any booking that includes Christmas Day or New Year is 5 nights minimum.

Great place to relax with family and friends
We visited the place for 2 nights. John is really a great host. All the 3 attractions part of the trip were amazing. A lot of open space and room to sleep. Rooms needs cleaning as there were dust and spiders in A shape cabins. Rest everything was amazing as mentioned in property description

Outstanding experience for a big group
We stayed at Fawlty Farm for my husband's 50th birthday. There were around 6 couples and a few singles. We had such an incredible time - the multiple sleeping areas are really handy but the stand outs are the spa and all the cooking facilities around the open fire pit. John was absolutely lovely and the excursions out on the water and the trip in the sundowner were spectacular. Highly recommend for big groups, and would love to come next time with the kids. A very special place.

Relaxing and delightful weekend escape
Fawlty Farm sure did impress. The range of accomodation available catered to all tastes. The level of cleanliness wasn't A1 but appropriate for the location and experience offered. The amenities catered well to a large group and the equipment available for use was extensive and impressive. The fire pit, the hot tub, the bbq, the paella pan, the large kitchen and everything else were all easy to use and well maintained. John was a kind, generous host who propelled our weekend into one to remember with his army truck rides, house boat voyages and visit to the summit with fire and nibbles. My whole group (17 women!) thoroughly enjoyed staying at Fawlty Farm and will recommend John, his sheep, alpacca and many friendly birds who drop by for some seed to everyone! Thanks for a fabulous weekend John!

A lovely hosted experience
The hosted experience was really great, I was a bit surprised at the house itself, for the cost I wouldn't have expected the degree of decay on the property, broken windows specifically. We honestly had the best and most enchanting time and it exceeded our expectations, but we couldn't even use the living room as the couches were so gross and all the windows were broken

What a great weekend we had at Fawlty Farm. John was a great host taking us out on the boat and up to the lookout for spectacular sunset views and drinks. Lots to entertain with table tennis, pool and fusal along with canoes and SUP. We had so much fun. Thank you so much John.

We loved our stay at a Faulty Farms
Faulty farms is set on a stunning property with just about everything on offer. You can kayak the private lake, snuggle around the fire pit walk around and enjoy the wildlife ect. There is certainly something for everyone. We enjoyed the outdoor kitchen and made use of the wood fire pizza oven, paella pan and spit. The tours were a lovely touch, especially the trip upto the ridge line, the drive up was nothing but laughs and then you are met with the most amazing views and get to enjoy some cheese and bubbly around the fire. John and Sally are gems. Everyone was impressed and enjoyed their stay. Our one disappointment was that the hot tub didn’t get hot enough to use on the Saturday night. But knowing John he will have that addressed in no time! Recommend faulty farms for the family/friend getaway. Summer would be incredible.

The bonus events were thoroughly enjoyed by all. A heater in one cabin didn't work properly and shorted out the cabin but otherwise all was good. Kitchen is well appointed and all ages enjoyed the fire pit.

Perfect for a big group.
15 of us stayed for 3 nights. The property has just the right amount of things to get adventurous with while also being the perfect place to get solid downtime together. Every spot is large enough for the entire group to hang out but also appropriate to break off and do different things. We loved it. And John was very communicative and delightful

Fabulous Fawlty Farm
Great farm stay surpassed our expectations! Sleeping areas and indoor/outdoor spaces were perfect for our family of 8 adults and 8 children. Plenty of activities to do, the hot tub and the private lake a bonus, the animal feeding and the extra excursions provided were a very special experience for all.

Amazing stay at Fawlty farm with family. 6 adults and 9 children and we had the best time. The set up is fantastic and the hosts wonderful. I recommend highly for a large group. Kids were aged 10 to 17 and we spend plenty times on the water both the farms lake and lake eildon. The experiences Fawlty farm offers made the holiday what it was and I am sure that you will have a great trip if you partake. Fawlty farm is a rustic adventure that exceeds all expectations. Do yourself a favour and book.

There is something for everyone here. We were impressed with how much access we had to all of the facilities, use of the fire pit, bbqs, lake, kitchen... anything. This is a perfect spot for a gathering of friends!

Absolutely out of this world incredible!
John has created possibly the most special place I’ve ever had the privaledge of staying at. We visited with a large group for my 30th, and whether it’s the beautiful private lake with waterfront bedrooms, the A- frame chalet tiny houses, the bonkers view from the hut at the top of the hill on the property, the personal boat trip on lake Eildon- John’s pad really has everything. John was the perfect host, always nearby if we needed or with the next incredible experience lined up. John’s magical place is only overshadowed by his heartfelt hospitality and warmth. Some of our group even dubbed it ‘their favourite weekend of their lives’! Don’t be a stranger John, we’ll definitely be coming back soon ;) thanks again for making my 30th unforgettable!
