B&B Ancient Venice is in an excellent location. The bedroom and the shared bathroom were a decent size, however the shared bathroom did not lock. The check in time is very limited and you have to call the host to open the door as there is none on site.

Over looking the Campo in the University district. Always something going on eateries there and more just around the corner plus a palaccio in view as was the Grand Canal with a vaporetto stop. It was a marvellous choice of place for us.

Nice views but no staff around
We stayed at this B&B for 4 nights in total. The positives are that the views from the corner rooms are lovely and the staff who opened for us were friendly. However, there were quite a few negatives. The cleanliness and maintenance of the B&B was not up to standard. Also, when it says breakfast included, I feel like that is a bit misleading. Breakfast includes coffee, juice or milk in the fridge, and crackers and jam on a table that you take whenever you feel like it. No staff prepare a decent breakfast. No cutlery whatsoever, besides a small plastic strip to spread the jam. We bought some cereal from a store close by, but there were no bowls so we had to use the small plastic disposable cups provided and there were no spoons either. If I had to go to Venice again, I would definitely search for other options with regards to B&Bs or hotels and only use this place again as a last resort.

not a luxury stay, but cheap and well located.
If you want a luxury stay then this isn't the place for you... If you want to go out and experience Venice and enjoy this amazing city then this hotel is fine. It's cheap but has a bed where you can put your head down for the night. close to some fantastic cicchetti places and a nice little square with bars for the evening. has a boat/bus stop near as well as a cash point.

No hot water, no drinking water, dirt and grime
YOU MUST READ THIS BEFORE BOOKING! There was NO HOT WATER to wash, NO kitchen tap or water cooler for DRINKING WATER! SHARED BATHROOMS WERE DISGUSTING! THERE WAS NO BREAKFAST. Carpet dirty, Very hot room with aircon fan covered in dirt which made my nose full of bogies the next day after sleeping. WORST STAY OF MY LIFE. location was good and the lady who gave us the keys was lovely but the manager was a dick! He made us wait till 230 to go in the room when we could have gone in earlier and did not tell us that another lady would be opening the place and we could have left out stuff with her.

Perfect location
Cons: - The simplest breakfast you can get. - No credit card payment, must pay by cash. - Beware of mosquitoes (in June): I got 2 arms full of bites. - No room cleaning during your stay (we stayed 4 nights), no facility to do it yourself either. - Maybe noisy for those who wants quiet and sleep late. There’s garbage collection + goods delivery at the canal “early” in the morning (probably @7AM). No problem for me, I love watching them working! - A 5EUR to deposit a piece of luggage for a few hours (even with hand luggage) (I didn’t do it, took it the square, sat, had gelato & enjoyed watching pp instead!) Pros: - Perfect location:  Just 2 or 3 mins walk from the waterbus station (Ca’ Rezzonico)  Near supermarket, where you can stuff a bit more for your breakfast.  From the room’s window you can see San Barnaba square. Watching activities there and at the canal is sooooo interesting!  Near to Campo di Santa Margherita, nice place to watch local people and to enjoy really good food in good restaurants, comparing to those “tourist restaurants” nearby famous landscapes (check first if they accept credit card!) - Shared bathroom is clean. Probably thanks to the other room’s tenants were also clean people. - Good price (we paid 75eur/night in June, which was unbeatable!) I give a total of 3 stars for this B&B, thanks to the location

No customer service ethos whatsoever. You must pay cash on arrival as they do not have a card machine. Breakfast is almost non existent and consists of a cheap processed croissant and cheap processed dry bread please see photos for the entirety of the breakfast. No air conditioning in room and no mosquito nets or anti mosquito plugs so when you open the windows to reduce the temperature in the room you are bitten by mosquitos. We were not able to leave our bags at the place before our check in time as we were told there was no room. There is no staff available and you must ring the owner using your mobile phone if you need anything. You must ring him even just to check in and he sends a lady who owns a shop down the road to collect the money off you but who asks you to call the owner if you have any questions.

Great Location / Truly Disappointing
The hotel is located in a beautiful section of Venice with quick access to transportation around the city. The hotel was disappointing from the initial phone call to set up check in time up and until check out. When we arrived the owner was not present but only a friend who assists the owner. She told us the owner "thought" we cancelled our reservation, which we did not, and only after a phone call was able to ensure we had a room. The female assistant was very helpful and truly empathetic. We were told at check in that we had to pay in cash and they didn't accept credit cards. The owner, over the phone, told me an e-mail is sent before you check in indicating the hotel doesn't accept credit card. We never received this e-mail! The room was small and not comfortable. The bathroom was old and uncomfortable. The food was very basic and unsubstantial. An overall very disappointing experience!

No luggage drop off was the biggest disappointment of our stay! We had to sit outside for 5 hours waiting for someone to let us in. 'Breakfast' is stale crisps and old pre-packaged croissants. Other than the random person who let us in, there is no staff! The one positive - amazing location! Not sure even the location however was worth the price though!

Won't use this one again!
Three night stay, hotel in good location however very noisy at night. Room basic but lacked tea/coffee making facilities which would have made up for poor breakfast (packet biscuits/toasts).Shared bathroom was a disgrace - missing floor tiles covered up with bath towels, shower cubicle small and very worn and dirty at bottom,door key regularly stuck. Bitten alive with mosquitos during the night.Hotel possibly acceptable for young travellers however those seeking a bit more comfort and cleanliness might want to give this one a miss. Owner available by phone however apparently does not stay in Venice and key was given to us by a lady who met us at hotel door - no staff on sight.

Good location, with technical difficulties
My stay at the B&B Ancient Venice was pretty good, but had several technical issues. The location is convenient, about 10 minutes walk from the train and bus station, and just 100 yards from the Ca' Rezzonico boat-bus stop. It's easier to find coming in from the airport on the Orange line, stopping at Ca Rezzonico. Once you are settled, you can follow the signs to the train station (Ferrovia) for day trips. The room was big enough for two, and you can access the breakfast room at other times of the day for an espresso or a snack. The issues I had were with the wifi and the TV. The wifi was spotty, and would shut off suddenly, saying I had reached the maximum, even if I had been out all day. It resets after midnight, but can be a problem, as when I was trying to connect with friends, and needed to use email. Also, the TV never worked in 6 days. Paolo, the owner, who is not on site, said it was an antenna problem, but it didn't seem like it was being fixed. The bathroom is not private, as advertised, and could be a problem when there were others using it. Also, there is no A/C, (understandable in an older building). There is a fan to use which helps, but you want to keep he windows closed at night, since mosquitoes come in. So, this is a good spot, but have a back-up plan for using the Internet if you need it.

Good location
This is a good location. Right next to a nice square full of bars and eateries, it is about 20 mins walk from St Marco's and Dodges Palace. This is a very old building so don't expect the place to look jaz. Breakfast consists of tea and biscuits. The fridge in our room didn't work. There is not slot of space in the room, we kept walking into the corner of the bed. A little over pricey for what you get.

Very difficult to be let in if you don't have a phone the shop across the way is put up to call someone, Let in by a man who do not want to be there, we were on our own! Shower was moldy,floors clean. breakfast was crap prewrapped things on a plastic table cloth. The towel was a bath mat that did not dry out for four days ,on the third day when the owner finally showed he only shrugged his shoulders when I asked for another towel. I can see why they ask for cash in advance. This is not a bnb these are rooms in a unoccupied house rented out. For making over 700$aday there could be a little effort put in

Ok B&B on a noisy piazza!
The b&b is well situated. The room was comfy, but the bathroom at the end of the corridor was not. In the evening and at night, the piazza his noisy, young people in boat with music blaring out disturbed our sleep. Next time, I'll choose a B&B on a via away from a rio or piazza!!

It is a terrible mistake to book this room. First we need to call the owner to open door for us, text only sent to us 1 hr before check-in time. If phone don't have Italian reception, no one in the B & B to answer the bell. The room is very basic with doggy door that hard to open wide. No hanger in wardrobe. Television don't have signal at all (it is only for display i guess). Only limited internet service, which only allow one person access at one time. No manual on how to use coffee machine. Lack of choice for breakfast (self service biscuit and dry bread only, no cooked breakfast available). There is no audio guide as promise in the booking.

grealt location but very poor B and B -do not go!
Great location.But no service at all ,saw no one after first meeting and payment to be given in cash ,not by card as your site led me to expect.Breakfast a joke,no instructions about coffee machine or how to get hot water if tea required.Packets of biscuits and very processed pastries dumped on one table. Room adequate -good size but cheap bed and mattress,no chair or chest of drawers.Towels very small and thin but clean.Only changed when I phoned.cannot recommed .

Don't stay here.
This B&B was a disaster. There were 3 big problems which I have split into 3 reviews. First, when we arrived, the door was locked and no one answered either the doorbell or my very loud knocks. No check-in instructions; nothing. It turns out the owner was no where around; he must live far away, because we never saw him in 3 days there. Our phone didn't work in Venice, so what do we do? After waiting a bit and trying again, we went to a very nice shop across the street where the owner called the B&B from her phone. No one answered, so she left a message. Finally a half hour or 40 minutes later someone called back and said they would be at the B&B "shortly". Another half-hour went by and finally he showed up, not the owner, but his "agent". I had even talked to the owner several days before to get directions, as Venice can be real confusing, and he made no mention that we would need to call him upon arrival in order to check in. So, my advise is avoid this place at all costs.

good location to commute and take the water bus
Hotel very basic. Very highly priced for just the basic room. was not aware that actually accomodation was to be with shared bathroom and not en suite. Bath Tub plug was removed so not possible o have a bath, can only have shower. Breakfast was very poor, just box of cereal and some bread and biscuits left on a table. coffee machine not working properly, we could not have coffe and no one there to ask anything. when we arrived at 2.10 pm we rang bell on the door a few times and then a lady put her head out from window on top floor to tell us we have to telephone number on door as owner not there to open the door.. We called from our mobile and then a gentleman came from outside after few minutes to let us in, there is no reception area or desk.. Disappointing and too expensive, would not recommend this B&B accommodation. Only thing good was the surrounding area and walking distance to take the water bus. we stayed one night 25 to 26 August 2012

B&B da rinnovare
Molto buona la posizione, in un piacevole angolo di Dorsoduro, dove non mancano bar e locali. La struttura però avrebbe bisogno di rinnovamento. Maggiore attenzione va prestata alla colazione.
