Pros: Beautiful location, wonderful bedding options, open living room and kitchen which are well appointed, lots of sitting areas, functional grill and hot tub.
Cons: The host was initially difficult to get a hold of. The automated VRBO messages (once we had fully paid) stated we get the check-in information 3 days prior to our arrival which we did not. When I didn't hear anything 2 days before our arrival, I was concerned and contacted Pat directly. He did contact me later that day and we sorted out the lack of information.
There is a man living in a trailer beside the house. There is a privacy screen but he has clear sightlines to the front of the house and backyard.
While there is a lovely view of the forest, there are currently no curtains on the east side of the house. In 30+° weather, it was like waking up and walking on the sun when you left the bedrooms. Pat did install a small AC unit; however, it was not sufficient for the task of combating that direct sun. This heat lingers on the main floor the whole day.
No screens on any of the windows. When you open the windows at night to cool off, ALL the bugs come in.
Significant plumbing issues. One of our party works in construction and confirmed these are issues that need to be resolved ASAP. I don't have room to write them all here.
Note: Water is delivered to a cistern on the property. Pat made sure it was full for our stay, but you will need to be conservative with water if it is a large group and hot weather.
