I do not recommend renting this house in the summer unless and until the promised "air conditioning" system is replaced. In fact, the house has some sort of ductless heat pump system that does not cool the house when the sun is shining. The air-handling unit on the main floor did not function properly because it kept detecting that the unit was freezing up. Eventually, it started to drip water and had to be turned off. The air-handling unit on the upper floor only recirculated the hot air on that floor.
We contacted San Juan Property Management, the VRBO host for the property. They sent someone to the house, but he was unable to improve the situation and conceded that the system was "not well-designed." We also spoke with Chris, the Property Manager for SJPM, who admitted that because the house is black, and a heat load builds up in the crawl space above the second floor, the heat pump system is not capable of cooling the house. It was hot inside and we were very uncomfortable.
Opening the windows for cooler air once the sun set was not an option because there are no screens on the windows. We tried opening windows, but a lot of bugs flew in. Before you rent this house, and particularly given how expensive it is, you need to ask SJPM whether the "air conditioning" system has been replaced and screens have been placed on the windows. By the way, SJPM did offer us a "courtesy refund" of about 5%, but only if we ageed to say nothing negative in this review.
