Jamaicaville is a place for those who appreciate self-sufficient, off-grid living. If you enjoy nature, privacy, no neighbouring houses, the sound of birds chirping, rustling leaves in the wind, the sight of millions of stars on a cloudless night, the crackle of firewood in the fireplace on a cold winter night, then you are in the right place.
It is located at the highest point on Bylong Valley Way, enjoying magnificent views of the surrounding mountains, hills, and valley. Enjoy a twilight drink and bbq on the verandah while gazing at the changing colour of the sky. Night time is even better especially on a cloudless night when millions of stars will put on a spectacular light show.
The house is constructed from rammed earth making it energy efficient. The walls help keep the house warm during winter and temperate during summer. It is completely off-grid and powered by solar panels/batteries hence electrical appliances used are chosen for their low power consumption.
House does not use electric heaters as solar power/battery systems are not designed to cope with its high power consumption. Warmth is provided by a wood-burning fireplace. It can get very cold during winter adding to the excitement of your stay. Plenty of firewood will be provided during winter.
Water is provided by nature in the form of rainwater stored in tanks. Water from taps inside the house are safe to drink. Hot water is provided by the good old sun and heated on the roof top heating panel and stored in the roof top hot water tank. Water will not be as efficiently heated during winter or cloudy days hence guests should be conscious of hot water consumption during night time and during winter. The fireplace helps add heat to the hot water system as it is a wetback system.
The rooms comfortably sleep 7 people (2 guests each in bedrooms 1 and 2, and 3 guests in bedroom 3). Extra guests up to 3 can sleep in the living room using the foldaway beds stored in the closets and also the couch which is big enough.
No wi-fi is provided. We want you to experience a completely off-grid stay. But if you must use your smartphone, signal is quite strong for Telstra and Optus phones.
The toilet is separate from the bathroom.
There is also a laundry room although no washer or dryer is available. Laundry soap is provided for handwashing. Guests can also go to the laundromat located in the neighbouring town of Kandos.
The property is located in a rural country area where insects and wildlife are present, on occasion, pests or bugs can find its way inside especially if you don't close the doors or fly screens fast enough.

House Rules & Check Out Procedure:
We kindly ask you to read our house rules carefully and keep them in mind during your stay.
1. Please always keep the door fly screens closed. This is the countryside with an abundance of insects and wildlife. They can easily get inside.
2. No parties or events allowed.
3. At night time, conserve electricity as the house runs on battery power. Using too much energy may deplete the batteries and cause a power shutdown. please be wary of power use and only use the appliance that you need.
4. No smoking allowed inside.
5. Please only flush pee, poo, and toilet paper down the toilet. Anything else will instantly block the septic system. Our housekeeper checks the toilet on every clean, and if it’s blocked after your stay, your full bond will be deducted to cover the cost of the plumber call out, and or we will seek plumber costs through airBNB.
6. Pets are allowed, but not in bedrooms and not allowed on any furniture or beds. All pet excrement must be disposed of appropriately. (Please keep your pets secure as they can get lost in the forest/bushland. (Jamaicaville is home to various wild animals and thousands of trees)
7. Please do not tamper with the solar power system, water filter, pumps or tanks.
8. For your children’s safety, please accompany children at all times on the property.
9. From 1 October to 31 March all outdoor fires are banned. At other times of the year please check for any fire restrictions before lighting a fire in designated firepit. Please make sure the outdoor fire is extinguished when retiring for the evening to lessen risk of bushfire. Do not light fires on windy days and supervise children at all times.
10. Please turn off lights and appliances before you go out. during the night and when you check out.
CHECK OUT PROCEDURE
1. Please leave property in a neat and tidy state to avoid additional cleaning fees.
2. Please respect check-out times. (If we haven’t already arranged late check out for you. Late check out might be available if there is no other booking on that day, please contact us to find out. Early check-in is also possible if there are no prior guests on your check-in date. Let us know if you you would want to arrange for earlier check-in/late check-out and we will do our best to accommodate you.)
3. Please dry washed dishes, cutlery, cups, etc. on provided drying rack and put away.
4. Please put towels in the laundry basket or leave them in the bathrooms.
5. Please clean the BBQ after use to avoid additional cleaning charges.
6. Please switch off all appliances and lights.
7. Please move furniture back to its original position if moved.
8. Please put books, DVD’s and CD’s back in their original location.
9. Please remove rubbish from inside bins and place general rubbish in the red bin and recyclables in the yellow bin located at the verandah.
10. Please lock all sliding doors when checking out.
11. Please put key back in the key safe box next located at the front sliding door.
