Room had bad standard. The bathroom smelled diesel. Bad neighbourhood. We could not stay there and had to find another hotel after to nights. We will therefor ask for the money back for the three remaning days.

I'm pverified long term hotels.com member and leaving Reviews reflecting the actual hotel status. We where fouled by fake pictures and reviews. The picture posted not actually showing the condition. The hotel is in need of mayor renovation. The mattress is laying on the floor not actually bed. Mattresses ,bed sheets , pillows, towels need to be replaced. The smell inside the room was moldy. That hotel is located between two karaoke Bars that will entertain you until 2am and lot of motorbike noise. Windows and doors are not closing properly To expose you to all the traffic and late music noise. Internet was very slow and mostly not working. The owner of this place is very unhelpful. For him is only about quick money. We have seriously regretted picking this hotel And paid 6 nights in advanced with no chance To get any money back. Pierre Kuipers from Florida

The place is a wonderful get away from the night life which is only 15 minutes on a motorcycle. The breakfast is not a buffet but that is good because it is made fresh. 3 minute walk to the Beach what more can you ask for.

Excellent Location
Really impressed with this little hotel given how much we paid for it. Despite clearly being a cheap option on Boracay the hotel is located at the north end of White Beach, typically where you find the more luxurious hotels. Although it was quite a walk down to the restaurants, this was far outweighed by how quiet the beach was around the hotel. Service at the hotel was impecable - staff always remembered who I was and what room I was in. Very simple but much appreciated. Room was spacious and bathroom huge. We had a whole 5L water cooler in the room free to use which was much appreciated. The hotel also organised a transfer for us which was very helpful when trying to navigate the crazy ferry port! Breakfast was pretty good - again baring in mind the price of the room. All in all a great little hotel and we really enjoyed our stay.

Upon arrival we were told the AirCon as broke in our assigned DELUXE room that we pre-paid with OCEAN VIEW so they placed us in SUPERIOR room for 1st night which was a DOWNGRADE according to them. To make up for that they said would offer FREE UPGRADE to top floor with balcony over looking ocean for the next 2 nights, just that the bathroom is outside so was windy taking shower at night under the sky. The SUPERIOR room was nice looking and could easily see ocean from inside room so we expected the DELUXE room to be better than the SUPERIOR room we had the 1st night. The next morning they offered the DELUXE room to saying the AirCon was fixed 10 minutes after we checked in to other SUPERIOR room the day before. They showed DELUXE room to us and we were shocked that what they called an UPGRADE from a SUPERIOR room was actually a big DOWNGRADE. The DELUXE room shown that was originally assigned with Ocean view on receipt and room description had a JUNGLE view and that they claimed faced the ocean but the trees grew in and was no longer visible. The walls needed paint and the room was rather depressing compared to SUPERIOR room just spend night in. We accepted the FREE upgrade to top floor and were happy with ocean view with large balcony. However the outdoor bath was not something we would accept again. We found over a hundred small brown ants (the kind that bite and sting) in our clothes & back packs left in the wardrobe closet shelf. Upon inspection the ants were swarming

Great stay
Probably the best 3 star hotel we stayed in during our trip. Rooms are spacious with big beds. Staff are incredibly friendly. The only potential drawback is that it has no immediate access to the beach and so no sun loungers. We found it very difficult to rent these at other hotels (which is unusual) so you may need to resort to a towel on the sand !

1star Overpriced Old Secluded Hotel
We booked 2rooms for P14,500 arrived but did not check in due to the exorbitant fee P1,500 per extra head even w/o extra bed or 2extra rooms that would make its price equal with 4.5 stars new hennan laggoon where we had 2rooms and we first stayed. We transferred to Residencia Boracay beach front rooms for P15,000.

Friendly hotel close to the beach
My wife and I stayed here for 5 days on our visit to Boracay. While we like to enjoy the restaurants, bars, and excitement of Station 2 area, we prefer to STAY a bit outside of those areas. Punta Rosa was a great fit for us. It is situated very close to the beach in a quiet area. There are some restaurants nearby, but most of the attractions are within 1-2 km walk. If you are feeling too lazy to walk, there is also a free shuttle during the day from the hotel to D-Mall in Station 2. Breakfast was a limited selection, but it was freshly made and good quality. The rooftop view from breakfast is great as well. There were some minor issues with the cable/wifi not working for a while, but that is not the fault of the hotel. The island frequently has these issues. If there was an issue/concern, the hotel staff did everything they could to make it right. The staff was very helpful and definitely made our stay more enjoyable. Overall, this is a great place to stay and good value for the price.

Peaceful retreat in Boracay
My stay at Punta Rosa was great despite the fact I had a wound the first day of my arrival. The staff were very keen to help me and get things for me even to run to the pharmacy and buy me things. I was very appreciative of their attention and care. The location of the hotel was also great not far from great sight seeings. If I didn't have my injury I would have enjoyed my stay much much more.

Nicely Decorated Rooms
The hotel was nicely decorated. Warm and friendly staff. The only thing that can be improved was the gap between the door and the frame. I believe the lizard gets to the door and easily comes in. Nice view from the breakfast lounge. Has free transportation going to D'mall ( but not going back).

Great stayaway from the tourisy crowd
Wonderful time. Besides a cockcroach in the bathroom (we assume that it came from the outside), everything was clean and tidy. The staff was friendly and helpful. There is nothing much available around the area, but nothing can beat its proximity to the White Beach (only 1 min walk). The free shuttle (0800-1800) to D'Mall was very helpful, although a relaxing walk from D'Mall to the hotel was also nice (about 40-45 mins). Great place to stay in general. Highly recommended if you are looking for a quiet place to relax. Not recommended for those who wants to stay in the center of nightlife and activities.

Our room is very spacious. Bed is comfy. Shower system is very stable. Hotel staffs replied emails very quickly. Basically we enjoy our stay in Punta Rosa. Flaws: it is not close enough to White Beach & D Mall (though they have a shuttle bus to D Mall in daytime), and Wifi inside our room sucks. But overall it's price worthy to stay, and suitable for those who prefer to have a quiet stay.

Nice stay in Boracay
Really nice big room, with king size bed. They serve amazing breakfast (from the menu, so always fresh and made just for you) with the best view (eating area on the roof facing sea). Amazing staff, very helpful and polite. The location is really good - still close to the party zone, but a not to close to get disturbed by the loud music.

But if you love staying in a beach front with beach bench these is not suit hotel for u... Nice hotel close to the beach.
Check in took 2 minutes.All staff were very efficient and pleasant to deal with.The hotel has only 10 or 12 rooms which we liked as the owner was often on the front desk.Breakfast,taken on the rooftop with wonderful views over the bay, was very good,selection of fruit and/or cooked. Hot water available 24/7 in the room.Location at the top end of station 1,quiet at night time, suited us perfectly as it was only 10 minutes walk along the beach to the cafes with good live music. We shall be using this hotel when we return to Boracay. Downside,I had full internet signal from the hotel but due to some blockage was never able in 2 weeks stay to login and check emails,even sitting at reception for 45 mins trying to get online although this was achievable at for example Globy Cafe 15 minutes walk along the beach.

Despite it is a bit far from the centre and noisy, which the room can hear the motor bike sound eaisly, it is price worthy to stay. The nice view during bfast is very relaxing and good~! We will stay in the hotel if we come to Boracy again.

A fantastic hotel!
Punta Rosa is a fantastic hotel. Located right on the beach at the end of Station 1. 2 minute walk to Diniwidbeach which in our opinion is the best beach. The rooms are so cozy, clean and nice. The breakfast is very good and you order it from a varied menu. And the staff is very nice! We got upgraded rooms by the owner during our 2 week stay here - the suite was better than all our expectations! She, as well as the rest of the staff, has been very helpful with all our questions and thoughts. We would recommend anyone to stay at the Punta Rosa hotel that visits Boracay. Thank you Punta Rosa for giving us the best vacation!
